MDG takes a thoughtful and strategic approach to acquisitions by focusing on select value-add and opportunistic opportunities. Our team of professionals possess a strong understanding of market fundamentals and asset operations and interact with the multiple disciplines under the MDG umbrella to correctly underwrite deals.
MDG has developed a unique approach to finance, through both its umbrella companies and external relationships, that facilitates low cost and accessible capital. Rockhall, a licensed HUD bank, provides capital for healthcare and residential deals, and Manhattan Regional Center, a licensed EB-5 Regional Center, raises EB-5 capital for MDG developments. MDG also has long-standing relationships with multiple financial institutions including banks and debt funds and frequently accesses the public bond markets in Israel.
PROPERTY AND ASSET MANAGEMENT
MDG utilizes the latest technology and a world class team to manage its properties and financial assets. Due to MDG’s long-term investment philosophy, management is the core focus of the company. Quarterly and annual reviews for all companies and properties are conducted by the executive team, along with frequent strategy and implementation meetings.
Our team of in-house architects, engineers and designers channel their industry expertise towards creative methods and add value thru exemplary design for our portfolio projects. We custom tailor spaces using design as a medium to reflect our corporate vision of design excellence. We highly regard on creating a designed atmosphere for our built environment and not just generating buildings.
Atria Builders, LLC is a NYC based General Contractor that has successfully developed and constructed more than $800mm of new and renovated properties over the last 20 years. These projects include hospitality, residential, healthcare, entertainment, office buildings and educational facilities. Atria Builders was established in 1998 and continues to be owned by David Marx and operated by Edward Grunwald. Having leadership with more than 35 years each of experience in real estate development and construction, as well as having strong office support, accounting personnel and dedicated field staff, Atria Builders provides high quality construction services when building Mr. Marx’s development projects.

Mr. Marx is an attorney and a real estate developer in New York City. During the last 30 years, Mr. Marx has developed properties valued at almost half a billion dollars, with many of these properties continuing to be owned and managed by his various real estate entities. In addition to these entities, Mr. Marx owns the construction firm Atria Builders, LLC and the architectural design firm DSM Design Group. As part of the Marx Development Groups holdings, Mr. Marx owns the federally regulated HUD Mortgage Lender, Rockhall Funding Corp. that has generated loans of more than $700,000,000.
Mr. Marx's real estate developments are quite diverse and include a wide spectrum of the market place. Developments include healthcare, assisted living facilities, middle income to luxury residential complexes and educational institutions.
Mr. Marx's development endeavors have fostered long lasting financing relationships in the public and private sectors. On the public side, these relationships include the U.S. Department of Housing and Urban Development (HUD), New York City's Housing Development Corporation (HDC) and the New York Community Preservation Corporation (CPC). His relationships in the private lending arena include but are not limited to Banco Popular, Washington Mutual, Dime Savings Bank, The Berkshire Bank. A major portion of the almost two million square feet of real estate development and construction Mr. Marx has completed in the New York City area includes skilled nursing homes and assisted living facilities. The development of these particular type projects are considered unique by most real estate development standards in that Mr. Marx purchased the properties, obtained the necessary zoning and community board approvals, designed the architectural and structural aspects of each in-house, constructed the buildings using in-house management and certain labor trades and now owns the finished product.
